Supporting Landlords and Tenants:
Our current system punishes good landlords and rewards bad ones. No more. If elected, Zachary will build a foundation with the Landlord and Tenant Boards that will allow good landlords to flourish and hold bad ones accountable.
Zachary has lived in and has friends and family who have lived in Kingston Frontenac, DMS, or Homestead buildings. This has given him a better understanding of the problems some residents are facing. It’s time to stop the abuses and build up our community.

Provide security and support for renters
- Advocate to require a minimum of 20% affordable units for buildings that have at least 10 units.
- Work with the provincial government and the Landlord and Tenant Boards to hold landlords that do not keep units up to code and deal with infestations not caused by the tenant living in the unit.

Provide security and support for Landlords
- Give two months of support to small landlords who have to evict tenants due to nonpayment of rent. Making it so the tenants owe the city money instead of the landlord. Taking the stress off from landlords.
- Work with the Provincial government and the Landlord and Tenant Boards to make it easier and fairer to deal with tenants that are disruptive, destructive, and who do not follow health and safety protocols.

Municipal tax
- For small landlords who offer affordable housing (30% of income), reduce municipal tax by 0.09%.
- For landlords that own more than 10 units that offer affordable housing (30% of income), reduce municipal tax by 0.04%. This does not include new projects that are approved where 1 in 5 units, condos, and apartments are already meant to be affordable housing.

Battling the infestation problem
- Work with the Provincial and Federal governments, and the Landlord and Tenant boards to make it easier for landlords to deal with tenants that do not follow health and safety protocols
- Work with the provincial and federal governments, and the Landlord and Tenant boards to develop a fund that will help landlords with bug infestation and help identify the origins of the infestation at no cost to the landlords.

Making utilities cheaper
- Continue to work with the provincial and federal governments to offer green retrofits by ensuring owners and tenants have access to low-cost financing and incentives to insulate and electrify their homes.
- Establish strong, integrated local conservation programs for electricity, gas, and water, including ensuring that multi-unit buildings improve energy efficiency and installing individual meters for every unit.

Pathway to home ownership
- Develop and support alternative homeownership pilot programs such as cohousing, continuing the tiny homes pilot, and rent-to-own to assist low and middle-income first-time homebuyers.
- Continue to support incentives for first-time homeowners and streamline the application process to add affordable rental units to their primary residence to help cover their own housing costs.
Zachary Typhair will help build a community that rewards good landlords and ensures that tenants are living in healthy spaces.
